RENT COLLECTION & LEASE ADMINISTRATION

  • Rent will be collected from each tenant every month based upon the due date outlined in the lease. CPM uses property management software to ensure that all appropriate rent charges are assessed including any scheduled increases in the base rent.

  • CPM provides an online payment option that allows tenants to pay in multiple ways including debit, credit, or ACH.

  • Lease Compliance - Throughout the term CPM will monitor the tenants and leases to confirm compliance for not only rent payment requirements but signage, operation, and repairs and maintenance requirements as well.

  • 24hr Contact - CPM will be the tenant, city, and public contact for the property 24 hours a day/seven days a week.

  • Lease Renewal Services - CPM provides services to renew tenant leases including market rent review guidance and renewal paperwork.

PROPERTY MAINTENANCE, VENDOR MANAGEMENT, & INSPECTIONS

  • CPM provides in-house maintenance professionals as well as access to independent contractors.

  • CPM provides purchasing power to landlords with independent contractors due to multiple properties managed.

  • Bid Process - to insure the property owner and tenants get competitive pricing, CPM uses a bid process for scheduled items such as lawn care and snow removal and for any larger repairs and maintenance (R&M) expense items such as concrete replacement.

  • Schedule, Review, and Pay Expenses - CPM will review all property invoices to confirm accurate billing. CPM sends payment for all property expenses including insurance and taxes.

  • Monthly Property Inspections - CPM will complete general inspections when on-site or to follow-up on R&M items needed. In addition CPM provides a scheduled monthly property inspection when the exterior condition of the property is reviewed for quality R&M work such as lawn care and snow removal or to plan for anticipated R&M items. During the these monthly property inspections each tenant business is visited to get an update form the tenants on any property issues that they are experiencing as well as an update on business activity. A property inspection report with pictures is prepared form this monthly property inspection and delivered along with the monthly and year-to-date cash flow statement reports.

PROPERTY BUDGETS & REPORTING

  • Create Annual Property Budget - CPM will use historical and market data and information to create an annual operating budget for the expected taxes, insurance, and common are maintenance (CAMIT) expenses for your commercial property as well as projected base rent and CAMIT rent income. This operating budget will be reviewed throughout the year so adjustments can be made to prepare for deficit and surplus situations.

  • CAMIT Reconciliation - At the end of the year the annual operating budget that was created will be reviewed and CAMIT reconciliation letters detailing the debit or credit owed will be sent to each tenant.

  • Monthly & YTD Reports - Monthly cash flow statements that provide details on income and expenses experienced by the property that month provided the property owners.
